A Few Thoughts From Me

Some seasons of life announce themselves quietly. A child leaves for college. A summer comes to an end. A family gathers in one place, knowing that before long, everyone will return to their own corner of the world.

This summer brought several of those moments for me. My youngest spent much of it at surf camp—sandy, sun-kissed and very happy—and also worked part time as a counselor at Jupiter Creamery’s camp. My oldest moved to Boca to begin her next chapter at school, which was exciting and emotional, and another reminder that motherhood is largely the art of holding on while learning to let go.

I also traveled to England with my mum and returned to the country where my own story began. We met my sister, brother-in-law and their new baby, who were visiting from New Zealand, and spent time with my grandparents, aunts, uncle, cousins and the next generation of our family.

Our travels took us from Litlington—hiking through the countryside and visiting dear family friends in the south—to Lancashire, where we rode horses, walked the coastline and enjoyed the thrill of roller coasters with family. We finished in London, exploring its hidden speakeasies and enjoying one final hurrah with my sister before we all returned to our respective corners of the world.

There is something deeply grounding about returning to where you came from while watching your own children begin finding their way in the world. It makes you think about the places that shape us, the people who make them meaningful and the transitions that quietly redefine what home means.

It reminded me that home is not always a single address. Sometimes it is a familiar coastline, a gathering around a crowded table, the sound of your children laughing or simply being with the people who know your story.

That same idea is at the heart of real estate.

People rarely move simply because a house has more bedrooms or a better kitchen. They move because their lives are changing. A child leaves for college. A family grows. Work creates a new opportunity. Parents move closer. Priorities shift. The right home is the one that supports whatever comes next.

Speaking of what comes next, the South Florida market continues to show strength—but it is also becoming more selective.

In Palm Beach County, July single-family home sales rose 13% from the previous year, while the median sale price reached approximately $660,000. Inventory declined, which means desirable homes that are positioned and presented properly are still receiving serious attention.

Martin County also had a strong July. Overall closed sales increased 17% year over year, the median sale price reached $485,000 and active inventory declined 20%. Buyers may still find opportunities to negotiate, but the best properties are not waiting indefinitely.

For sellers, this is not a market for wishful pricing or casual presentation. Buyers are informed, selective and willing to wait for value.

For buyers, waiting for every condition to become perfect can have its own cost. Prices, inventory and interest rates do not always move in the same direction. The better approach is to understand your options, evaluate the complete financial picture and make a decision based on your life—not the loudest headline.

As we move toward South Florida’s fall and winter season, preparation matters. If a move may be part of your next chapter—whether this year or next—now is the time to begin the conversation.

No pressure. No obligation. Just honest information, thoughtful strategy and advice shaped around where you are going next.

Because home may begin with a place, but what gives it meaning will always be the people.

Your Guide to Welcoming the Ber Months in Style

Colony - Cara

As we welcome September, there’s a little shift in the air—even here in sunny Palm Beach and Martin County. The “ber” months have officially arrived, bringing a sense of fresh starts, new routines, and the subtle excitement of a new season ahead. While our coastal lifestyle is still all about sunshine, boating, and outdoor living, September is the perfect time to reset, refocus, and enjoy everything our beautiful communities have to offer.

September also brings exciting opportunities in our local real estate market. Buyers may find more options to explore, while sellers who position their homes strategically can continue to stand out and attract serious interest. Whether you're thinking about making a move this season or simply keeping an eye on the market, staying informed and having the right strategy can make all the difference.

In this month’s newsletter, you’ll find the latest market insights, a few of my favorite ways to enjoy September around town, seasonal inspiration to ease into the “ber” months, and a recent real estate success story that highlights the value of expert guidance and thoughtful marketing. As always, if you have questions about your home’s value or you’re considering buying or selling, I’d be delighted to help. My door—and my phone—is always open.

CARA'S FAVORITE FIND

The best luxury isn't always found in a price tag. This month I'm loving early-morning
walks on Juno Beach, before the crowds arrive.

SIMPLE · BEAUTIFUL · FREE

Sometimes that's enough.

High Protein Peanut Butter Cup Cheesecake Jars

Creamy, high-protein peanut butter cup cheesecake jars layered with crunchy chocolate granola. Top these jars with fresh berries for a healthy breakfast or snack, and add chopped peanut butter cups for a more indulgent dessert!

INGREDIENTS

½ cup chocolate granola (I like Purely Elizabeth) or 4 chocolate graham crackers
½ cup low-fat cottage cheese (I use Good Culture ONLY!)
½ cup plain greek yogurt (can use fat-free, 2% or whole-milk)
3 tablespoons creamy natural peanut butter
2 tablespoons pure maple syrup
1 teaspoon vanilla extract
Toppings (optional)
Extra creamy natural peanut butter
Raspberries or strawberries
Chopped peanut butter cups

METHOD

  1. If you are using chocolate graham crackers: place them in a small plastic bag, then crush them with a rolling pin or pot until they resemble fine crumbs. If you are using chocolate granola, keep as is. Set aside.
  2. In the bowl of a food processor: add the cottage cheese, yogurt, peanut butter, maple syrup and vanilla extract. Process on high until smooth and well combined, about 30 seconds.
  3. In two 6 or 8-ounce mason jars or weck jars, add 2 tablespoons of granola or crushed graham crackers to the bottom of each jar. Top with 3 tablespoons of the cheesecake filling, then repeat the layers once more. Finish the jars with extra granola/graham crackers. You could also top with an extra drizzle of peanut butter, fresh raspberries, strawberries, or even a few chopped peanut butter cups.
  4. Serve immediately or cover and refrigerate for up to 3 days.

This beautiful corner-lot home in Jupiter Farms is
officially sold — and under contract in just one day.
Great homes attract attention, but successful sales
rarely happen by accident. This result came from a
seller who trusted the plan from day one.

THE PLAN WE BUILT TOGETHER

By addressing every concern before buyers walked
through the door, we eliminated surprises and
positioned the home to stand out — strong interest
immediately, a contract in one day, and a smooth,
stress-free transaction start to finish. A sincere
thank you to my seller for trusting the process.
Congratulations on the next chapter.

A Little Life Update

Summer Has Been Busy In The Best Way.

The Close Effect was a great evening of connection and growth. If you missed it, I’d love to have you at a future event — reach out for guest list or sponsorship info.
We also recently moved, giving me an even deeper appreciation for what my clients go through. It’s a reminder that moving is about more than a house — it’s about creating a home. If you need tips,
I’m happy to help.

A big milestone this summer: My eldest started at Florida Atlantic University—a proud (and emotional!) moment. My youngest is loving summer camp and all the fun Jupiter has to offer.

If you’re thinking about a new home or life on the water, we’d love to help. While I guide clients through real estate, my husband Dennis helps them find the perfect boat with HMY Yacht Sales.

Thank you for following along and trusting me. If you’re ready to take the next step—whether it’s buying, selling, exploring waterfront living, or attending our next Close Effect event—don’t hesitate to reach out. You can call or text me directly, send a message through my website, or reply to this email to get started. I’d love to connect and help you make your next move with confidence.

Warmly, Cara Close
